SEGALE LLC is a duly registered US business entity, operating under NAICS 531120 — Lessors of Nonresidential Buildings (except Miniwarehouses), with state and local business licenses in force in the jurisdictions where our entities are registered and where we own and lease commercial property. Our management office is located at the address listed in the footer of this website; individual properties are located at their respective addresses and available for on-site tour by appointment with prospective tenants and their brokers.

We lease commercial space to business tenants — professional firms, medical practices, retail concepts, restaurants, distributors, light manufacturers, R&D operations and other business users of commercial space. Prospective tenants engage with us directly or through their commercial real estate broker; every prospective lease begins with a property tour, followed by a Letter of Intent (LOI) outlining commercial terms, and finalized in a written commercial lease agreement negotiated between the parties (and, where represented, their respective counsel).

Leases are negotiated between the parties and, where represented, their respective counsel — the process typically begins with a Letter of Intent (LOI) outlining agreed commercial terms, followed by lease drafting, credit review of the applicant, and final execution.

Each lease is documented in a written commercial lease agreement — premises description, permitted uses, lease term, base rent and escalation schedule, CAM/reimbursement structure, security deposit, tenant improvement (TI) allowance where applicable, insurance requirements, maintenance responsibilities and default remedies. Rent and other charges are invoiced monthly per the lease.

Our most common lease structures are: (i) triple-net (NNN) lease — tenant pays base rent plus its pro-rata share of property tax, insurance and common area maintenance, standard for retail and single-tenant industrial; (ii) modified gross lease — landlord covers some operating expenses, tenant covers others (typical for multi-tenant office); (iii) full-service gross lease — landlord covers most operating expenses up to a base year, with expense escalations passed through above that (common in class-A office). Lease terms typically range from 3 to 10 years for office and retail, and 5 to 15 years for industrial, with renewal options case by case.

SEGALE LLC operates strictly as owner-lessor of nonresidential commercial buildings under NAICS 531120. We own and lease commercial buildings. Not a broker, third-party property manager, appraiser, mortgage lender, title insurer, contractor, short-term rental operator, REIT, investment adviser or law firm — for those, tenants engage appropriately licensed providers separately.
