Office buildings and professional space — single-tenant and multi-tenant office buildings, medical office buildings (MOB), professional plazas, executive suites and flex office layouts. Leased under standard commercial lease agreements (gross, modified gross, or NNN structures) with tenant improvement (TI) allowances negotiated case by case. All buildings hold current Certificates of Occupancy and meet ADA Title III public accommodations standards.

Retail & Restaurant

Retail and restaurant space — inline retail in shopping centers, standalone retail buildings, end-cap and pad sites for restaurants and quick-service concepts, mixed-use ground-floor retail. Triple-net (NNN) leases are standard, with base rent plus CAM (Common Area Maintenance), property tax and insurance reimbursements passed through to tenants. Buildings zoned appropriately for retail and food-service use per local zoning ordinances.

Industrial & Warehouse

Handyman-level maintenance and minor repairs — light fixture replacement, minor drywall patching, painting touch-ups, hardware replacement, general upkeep and preventive maintenance rounds for property managers. Work involving licensed trades (electrical wiring, plumbing systems, HVAC installation/repair, structural modifications, gas lines) is referred to state-licensed electricians, plumbers, HVAC contractors and general contractors separately engaged by the client.

SEGALE LLC owns commercial real estate assets and leases space directly to business tenants under standard commercial lease agreements. Every lease is documented in a written commercial lease agreement negotiated before occupancy — premises description, permitted uses, lease term, base rent and escalations, CAM/reimbursement structure (for NNN leases), security deposit, tenant improvement allowance where applicable, insurance requirements (tenant to name landlord as additional insured on commercial general liability policy), maintenance responsibilities and default remedies. Prospective tenants receive a Letter of Intent (LOI) prior to lease drafting.

Our operations are conducted in compliance with applicable US laws and industry standards, including: state corporate/LLC registration in the jurisdictions where our entities are formed; local business licenses in each municipality where we own and lease property; ADA (Americans with Disabilities Act) Title III public accommodations standards for buildings open to the public; state commercial landlord-tenant law governing commercial lease agreements (distinct from residential landlord-tenant regimes); local zoning ordinances and building use compliance; the International Building Code (IBC) as adopted locally, together with applicable NFPA fire and life-safety codes; environmental regulations including CERCLA (Superfund) and RCRA compliance, with Phase I Environmental Site Assessments commissioned during acquisition due diligence; commercial general liability insurance and property insurance maintained on all buildings; applicable federal and state truthful advertising standards enforced by the FTC and state attorneys general; and privacy laws including the California Consumer Privacy Act (CCPA/CPRA) where applicable to tenant and prospective-tenant records.
